Planning Application for Three Storey Extension

J L Benson was appointed by a domestic client in Huddersfield to provide drawings, prepare and submit a planning application for a three storey rear extension to their property.

The extension will create additional space in the property for the kitchen / dining area on the existing ground floor, additional bedroom space on the first floor and a garden room on the lower ground floor. The garden room will be accessible from stairs located in the kitchen and double doors from the garden room will allow access in to the garden.

As part of the plans the bathroom which is currently located at the rear of the property will be relocated to the front.

Following close liaison with the planning officer planning approval was received in December 2021.

Inspection and Defect Report on Timber Crib Retaining Wall

J L Benson was appointed by a domestic client to undertake an inspection and provide a report outlining the defects within this retaining structure and advise on possible remedial works and associated costs.

The wall is located within the rear garden of a residential dwelling with large trees over looking the property.

Feasibility Cost Estimate for a Commercial to Residential Conversion

J L Benson was appointed by a local property developer / Contractor in West Yorkshire to provide a feasibility cost estimate for the conversion of an existing commercial building in to six, one and two bed flats.

The existing building was a large property which comprised of a single storey former cafe area with a large store room and kitchen area to the rear. The existing accommodation was arranged over two storeys with a ground floor kitchen and three reception rooms. To the first floor there were four bedrooms, a bathroom and separate WC.

To determine the projects viability the feasibility cost estimate included an assessment of the purchase price of the property along with the potential market sale and rental values of the new properties.

Measured Survey and the Production of Existing and Proposed Floor Plans

J L Benson was appointed by a client (NHS Dentist) to undertake a full measured survey of a dental practice in order to produce accurate floor plans as well as plans of the external parking areas.

The existing building was formed of three terrace houses and set on three floors. The building had various extensions to the rear elevation and had car parking to the front.

The project included the production of a proposed plan for the relocation of the x-ray facility to allow disabled access.

Estimating for Framework Tender Submission

J L Benson was appointed by a Building Contractor to price a tender submission in connection with a Local Authority refurbishment framework.

The commission included a review of all existing specification and design information as well as providing advice to the contractor in relation to the specific framework requirements outlined in the ITT.

The Contractor was subsequently appointed to the framework and J L Benson have since priced two further refurbishment projects.

Budget Cost Estimate for a House Extension

J L Benson was appointed by a Building Contractor to produce a budget cost estimate for a home extension. The two storey extension was required to offer the owners disabled facilities such as a ground floor wet room.

The commission included the review of a detailed specification and a drawing package provided by the architect.

Estimating for a Tender Submission

J L Benson was appointed by a Building Contractor to price a tender submission in connection with the refurbishment of a storage and welfare facility in the ownership of Local Authority.
